Terms

Bookings may be made by email, telephone, or letter. Bookings are held for 5 days to allow time for confirmation letter and deposit to arrive. Payment to be made by cheque or BACS transfer.

A non-refundable deposit of £100 per week is required to confirm the reservation. The balance is due 6 weeks before the start of the holiday.

Please inform us immediately if you have to cancel your holiday.   If you cancel more than 6 weeks before the start of your holiday you will lose the £100 per week deposit.

If you cancel less than 6 weeks before the start of your holiday your rental money will be repaid (less the £100 per week deposit and an additional £20 administration charge) if we are able to re-let the cottage for the same period.  If however we are unable to re-let the cottage, you will be liable for the full rent.  We would recommend that you take out holiday insurance to cover you should unforeseen circumstances lead you to cancel your holiday.

Bookings by persons under 18 years of age are not accepted.   The rental agreement will be governed by UK law and subject to these rental conditions.

If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure”) you will be refunded the full amount of the booking.  If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking.  No additional compensation, expenses or costs will be payable.

The cottage is available from 3pm on the day of arrival and should be vacated by 11am on the day of departure.

Bed linen is provided, towels are available at an additional £5 per person per week.

Please leave the cottage in the same state of repair and in the same clean and tidy condition at the end of your stay as at the beginning,

The visitor is liable for any breakages or damage to the property during their visit.   However we will not ask for reimbursement for items such as glasses which are broken during the normal course of your holiday, just that you notify us so that we can ensure that the cottage is fully equipped for the next guests.

Smoking is not permitted in the cottage.

Up to two well behaved pets are welcome.

We shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.
